How the Process works

 

Stage Two – The check-in

With the completed, bound report, we meet the tenant at the property where both the clerk and tenant read through the report whilst walking around the property. This ensures the tenant fully agrees with the report and aims to eliminate any discrepancies.

The tenant will be given full advice and recommendations on the issues surrounding 'fair ware and tear' and how to best safeguard their deposit.

The clerk will also take all utility meter readings, which will be noted on the report, along with a list of any keys released.

The tenant will then be required to sign the schedule of condition at check-in, which defines the cleanliness of the property and condition of garden at the day of check-in as well as the completed inventory.

To authenticate the inventory, the signed copy from both the Landlord/Representative and the Tenant is kept for use at the check-out process or in the event of any dispute that may arise.
